"Not So Obvious" Features of the house we love (You will, too!)

Why are we moving when we love it so much? Health issues involving navigation of stairs require we move to a one-story home. We don't want to leave this great neighborhood and a suitable house just up the street became available.

Why do we consider the neighborhood so great? First, the friendliness of the neighbors. We walk (exercise) together, watch out for each other's homes, cooperate on common interests, etc. Second, the golf course. Third, it is a well-diversified corridor of compatible professionals and entrepreneurs: at least 8 physicians, 6 attorneys, two active educators (a college president and assistant school superintendent), several retired educators, two former state legislators, plant managers, bankers, stockbrokers and other various entrepreneurs.

What are the "not so obvious" features? (Listed in titled paragraphs below) We bought the house from a couple (salesman and university professor) who transferred out of state. Research showed stucco to be the superior insulator. We since have spent considerably improving. First, adding the home office and reception room at the back, using outside den and kitchen walls for two of the walls. A hard undercoat was put on the fireplace outside wall to keep birds from pecking the stucco and worked with our termite company making the house termite unfriendly. We burnished and overlaid the stucco on left side and front. We installed custom wooded shutters on all front windows and in the master bath, and replaced the stained wooden spindles in the front staircase and in room (top) and office to screen ultra violet morning sun rays from furniture and installed gas ongs. We installed efficiency shelving in most closets.

Lighting - In cooperation with the neighbors, we paid the city for installing street lights on our end. We installed night lights illuminating the house front and the driveway. They are programmed for automatic turn on and turn off times, changeable as seasons change.

Water and Sewer - We have city water. Builders used a water line from street to house that over time would perforate. We discovered it had in the drought of 2007 when we got a series of huge water bills but found no surface evidence of leaks or excessive use. We replaced that main line with the most modern type. We added a cut-off at the house to the previously only one at the street plus a separate one at the street for the sprinkler system. We installed a water filter system. We had previously installed a six-station lawn and shrubbery sprinkler system that covers all lawn and shrubbery including the plants beneath the trees near the street. It can be programmed for stations to operate separately or in automatic sequence each with different lengths of time, timed to begin by day and hour. The house was built with a septic tank. when sewer became available, we hooked on but left the septic tank in case subsequent owners wanted to switch back, which easily can be done.

Landscaping and Maintenance - From the start we employed a professional landscaping and lawn service company to improve and maintain our yards. We have an air, gas and plumbing service contract that provides semi-annual check-ups of the air conditioners, furnaces, change filters and check plumbing. There is a programmable 6-station underground lawn sprinkler system and also programmable night lights that illuminate the driveway and house front.
